Office space, negotiated on the occupier’s side.

Whole and part floors in DIFC, Business Bay and Abu Dhabi Global Market, searched, compared and negotiated for regional headquarters and growing teams.

What we do

Fewer floors on the market. Better terms anyway.

Dubai’s Grade A office occupancy is above 90%, and landlords know it. Occupiers who go direct usually accept the first set of terms they are sent.

We map every suitable floor, including those coming back to the market in the next twelve months, then negotiate rent, rent-free periods, fit-out contributions and break options together.

  • Requirement study: headcount, growth, licence zone and budget
  • Every suitable floor mapped, including space not yet advertised
  • Rent-free, fit-out contribution and break clauses negotiated
  • Fit-out programme and handover coordinated with your contractor

Questions

Asked most often.

More answers on buying, fees and residency in our FAQ.

Who pays your fee on a lease?

In most cases the landlord, as is market practice in Dubai. If a landlord does not pay, we agree a fixed fee with you before we start.

Can you help us choose between DIFC, ADGM and mainland?

Yes. The licence zone affects what you can do and where you can sit. We work with your corporate lawyers to match the space to the licence.

Do you also handle buying office space?

Yes. Leased floors with tenants in place, such as those at Ledger House in Business Bay, are a popular income investment for our private clients.
