The ten-year golden visa is the most common reason our clients give for buying in the UAE. The rules are simpler than they look.

Who qualifies

Owners of UAE property worth at least AED 2 million can apply for a ten-year renewable residency. The value is the purchase value on the title deed, and more than one property can be combined to reach it.

Off-plan and mortgaged property

Off-plan property can qualify once the required share has been paid and the developer is approved. Mortgaged property can qualify too, depending on the bank and how much has been paid. Check before you buy, not after.

Family and staff

The holder can sponsor a spouse and children, and the visa does not lapse if you spend long periods outside the country, which makes it popular with clients who split their year.

How long it takes
